Well that's what everyone says anyway. No matter how magnificent your house is, if it's built in a dodgy area with no upcoming prospects of turning into a booming neighbourhood, you can pretty much kiss your profit goodbye when it comes to selling.
Because we have chosen to Build with a house and land package, our location prospects automatically become a little more limited. Estates for these builds are generally in 'far out' areas away from the city area, utilising cheaper land prices for developers.
GEELONG

SO. With all that said, we are actually looking to build in the Geelong Area for many reasons!
• Land and House prices being of a more reasonable nature compared to Melbourne
• 45 mins to Melbourne CBD for weekend trips or commuting on the train
• 15 mins from the states most famously beautiful beaches (eg. Bells Beach Torquay)
• Geelong has some really trendy cafes/restaurants and shopping destinations
• Kardinia stadium if you want to go to a footy match
• 'Adventure park' if your keen for a water park during the scorching hot Summer months
• Eastern beach on the Geelong Waterfront is beautiful and always bustling with weekend markets, festivals and some really lovely restaurants such as Edge.
I really sound like an ambassador for Geelong now don't I. *Face-palm.
In all seriousness though, i think Geelong and the Surf Coast are highly underrated!
We actually lived there for about 3 years while i was at Uni and LOVED IT!
WARRALILY


Geelong have a few different estates on offer scattered over the surf coast.
Eg: Estuary (Leopold), Armstrong Creek (Connewarre), Drysdale (Bayview on the Bellarine)...
But the one that we liked the most was Warralily (In between Geelong and Barwon Heads).
It's a fairly new development and thus doesn't have all it's infrastructure built as yet! But the plans are that it will have a huge shopping centre built, about 4 different ovals and parks, running/walk/cycling tracks, train station and upgrades to the Marshall Station, basketball stadium, netball/tennis courts, primary schools, childcare, secondary school, parks with BBQs and play equipment and more. It's only 8 minutes from Geelong CBD and about the same to Barwon Heads/Ocean Grove.
