The block is 517m2 with a 16.5m frontage and 16m back fence, which with a 4.5m setback from the street should allow for about a 5m backyard and a 4.5m side yard!
Its in the promenade area in Warralily, which is smack bang in the middle off the Barwon Heads Road and Torquay Road. Which is nice because we might get less traffic noise. The original Warralily estate on Barwon Heads road has already sold all of the blocks, so there is only the Warralily Coast on Torquay road or Promenade in the middle left. Coast is a little bit less developed than the other two areas and the blocks are around 10-20k more than Promenade. So as first home buyers we were always going to be a bit better off to go with Promenade.
We would have loved a block on the creekfront, but most were already sold or not for sale yet which would mean a longgggg wait for land. So we decided to go for a decent sized block opposite a park with a BBQ/Playground which we thought would be lovely to look out towards. It also meant we would be able to get a bit more land for our money and having a good size yard was a big priority for us as we really wanted some raised veggie beds and room for a dog or two.
The site is currently still under construction, so we can't drive past just yet unfortunately. It titles in August and should be getting site works up until about October, with the house fingers crossed being finished some time in Feb 2016. (Of course there is a chance it gets completed earlier though which would be nice!).
We've decided we want to have trees lined up the boundary fences on the side (and possibly back fence), with raised timber planter boxes, fruit trees, timber posts separating us from the neighbours as well as a feature tree in front of the master. Fingers crossed we can have some sort of a garden shed for the mower etc (otherwise we can just use the garage) or also a studio so Nath can have somewhere for his drums. But i guess carting them down the back might get annoying so it would have to be a permanent kit. Also a platform for an out of ground spa with an umbrella in the back. We really like the look of letterboxes made from recycled railway pillars and have seen a few good ones like the below.
